Brick Sealing

Breathable masonry sealing for brick walls and veneers that repels rain while letting trapped moisture escape.

What This Service Involves

Brick and its mortar joints readily absorb our frequent rain, which fuels efflorescence, spalling, and moss along shaded walls. We clean the masonry, allow it to dry, and apply a breathable penetrating sealer that beads water off the face without trapping vapor inside the wall. That balance is critical in the Northwest, where a non-breathable coating would lock moisture in and cause more harm than good. Sealed brick stays drier, resists the white salt bloom, and holds its color against the constant damp.

Benefits

Repels rain while remaining vapor-permeable so walls can breathe; Reduces efflorescence and white salt staining; Helps prevent freeze-thaw spalling of brick faces; Slows moss and algae on shaded masonry; Keeps mortar joints sounder for longer

Our Process

1) Clean the brick and remove efflorescence, moss, and grime; 2) Allow the masonry to dry to the required moisture level; 3) Apply a breathable penetrating sealer to brick and joints; 4) Confirm even beading and coverage during curing

What Affects the Cost

Wall square footage and number of stories or reach; Porosity of the brick and mortar and coats required; Amount of efflorescence or biological cleanup first; Breathable siloxane versus other sealer chemistry chosen; Access equipment needed for height and safety

Best Time of Year

Seal brick during dry summer conditions so the masonry is not saturated and the sealer can cure fully.
